Condition, not square footage

A light turn on a well-kept unit is paint, a clean and a short punch list. A heavy one after a hard tenancy is flooring, drywall and fixtures throughout. Same floor plan, several times the cost. Any quote given before someone has seen the unit is a guess.

What landlords and PMs ask.

How fast can you turn a unit?

A light cosmetic turn is often a few days. A heavy turn with flooring and drywall throughout is typically one to two weeks. The honest answer depends entirely on condition, which is why we walk the unit before quoting a date. Tell us your listing date and we will tell you straight whether it is achievable.

Do you work from our inspection report or work orders?

Yes, and it is our preferred way to work. Send the move-out report or the work order list and we will price and work straight from it, line by line, then send one invoice that maps back to your document.

Do you invoice per unit or per trade?

One invoice per turn, covering every trade. Not chasing four separate vendors for one property is most of the point of using us, and it makes your bookkeeping match your properties rather than your subcontractors.

Can you coordinate access with our tenants or leasing agent?

Yes. We deal with lockboxes, codes and leasing agents routinely, and we can schedule around a tenant who is still in place for pre-turn work. You should not have to be the middleman on your own property.

Do you handle occupied maintenance too, not just turns?

Yes. Repairs in occupied units, seasonal maintenance and ongoing work orders. Occupied, operating properties have never been a problem for us, and several clients keep us on for both.

Do you offer better pricing across multiple properties?
